Spectrum announced plans today for Eleven Hundred Annunciation, to be a newly constructed, modern condominium squarely situated in New Orleans’ Warehouse District. Sixteen stories high and boasting balconies with every residence, the tower will offer spectacular views of the downtown skyline and the Mississippi River. Museums, galleries, dining, and nightlife are all within easy walking distance, immersing residents in the inimitable culture of the city.
The luxury tower’s 86 residential units will sit atop four levels of enclosed parking, and the ground floor will house street level retail space. The rooftop amenities will feature a pool, community lounge, and fitness center. The local real estate brokerage firm Talbot Realty Group will be selling the units. The Talbot firm has successfully marketed and sold a large number of the most successful and recognizable condominium developments in the New Orleans area, and it was instrumental in the tremendous growth of what is now the Warehouse/Arts District and Downtown riverfront.
The New Orleans firm Trapolin + Peer Architects is designing the signature tower. Their impressive portfolio of work includes the newly-renovated Pontchartrain Hotel, Pêche Seafood Grill, and Hotel Intercontinental, amongst others.
Today’s announcement follows the resolution of legal matters that had delayed a past project on the site. Spectrum Capital is the sole developer of Eleven Hundred Annunciation. A development partner in the past project, Gaiennie, LLC (principals: TJ Iarocci and Rob Tatum), is no longer involved.
